Plan, plan, plan
The best tool in your saving tool-kit is budgeting. There is nothing worse than having to leave a renovation half-finished for a period of time due to a lack of funds. Find photos that inspire you (head to Pinterest if you need some ideas) and create a collection of images that represent what the final product might be. Identify what areas of the house need refurbishment the most and prioritise. Do you really need a new kitchen this year or should you be attending to the faulty bathroom?
Know your strengths
Decide what services you don’t have the skills or tools to complete yourself and start collecting building quotes. While DIY is the easiest way to save money, it is not time or cost effective to pay a professional to fix up dodgy jobs. The tradespeople you can’t afford to emulate are concreters, electricians, kitchen installers and floorboard specialists. Whereas demolition, painting, landscaping and gardening might be tasks you can be frugal about and complete yourself.
Substitute
Sometimes the dream home is a little out of your budget but getting exactly what you want for your money is still achievable if you take a step back and think laterally. What exactly are you trying to achieve? If you want more light in your home is it worth knocking down a wall or could the look be achieved with some white paint and a few strategically placed mirrors? Perhaps a skylight would do the trick? If you’re just “bored” of your home would some brightly coloured cushions and some bright finishings do the trick? Remember to splurge on long-term infrastructure and save on short-term additions. Those cheap taps will cost you more in repairs in the long run but you can go budget on plants and tiling.
Get creative!
Once you have decided on what tasks you can complete yourself, start getting thrifty. Source paint from wholesalers, buy furniture second-hand and hunt down gardening stuffs on the off season for cheap plants that may just need a little more tender love and care. Seek out concreting and building companies; occasionally they have leftover tiles or supplies that they don’t want to pay to remove so you can get them at cost price or free. If you have a creative friend, commission them to paint your feature wall. Sometimes it can be worth buying pre-fabricated kitchens; they are a fraction of the price of a custom-built one!
Don’t get overwhelmed
Try not to get too carried away with the renovation process and start decide that you “might as well get this done too” if it isn’t within your budget. Don’t be sweet-talked by persuasive tradesmen or charming neighbours. If you have too many projects running at once, not one of them will be finished on time or receive the attention it needs. Remind yourself of what your original intention was for the project and direct your energy and resources back to that.
